Galashiels: Binniemyre Guest House will become a private home
A BED and breakfast in Galashiels will be transformed into a private house after approval of the building permit.
Binniemyre Guest House, on Abbotsford Road, was converted into a B&B from its previous residential use in 1993, according to council documents.
However, it will revert to being a private home after planning officers at the Scottish Borders Council approved proposals to upgrade it from Class 7 (hotels and hostels) to Class 9 (residential house).
Carlos Clarke, responsible for town planning, said it was “regrettable” that the city was losing tourist accommodation but that “the development will comply with the relevant provisions of the Local Development Plan 2016”.
“The building was constructed as, and once occupied, as a residential house before it was converted into a guesthouse,” he said. “No modification is proposed here, and I see no reason why it could not be occupied as a private dwelling house without any modification which would affect its character.”
Mr Clarke added: “In all other respects, including services, waste storage, parking and the impacts on nearby amenities, I would expect the proposal to reduce, rather than increases, impacts or demands. ”
The Victorian house – built for a local mill owner in 1862 – is a C listed property.
It had previously been advertised in the market as having 10 bedrooms, six bathrooms and two reception rooms.
