Another Ocean Road guesthouse is set to be converted into a home on the South Shields B&B strip

In December 2021, South Tyneside Council’s planning department registered a retrospective application for a property at 107 Ocean Road.

The building, which has been listed as a bed and breakfast, is surrounded by a mix of residential properties and commercial uses – including hotels, guesthouses, cafes, restaurants and hot takeaways .

According to the planning application, a change of use back to a dwelling house was completed in October 2021, with the applicant seeking retroactive planning permission.

Plans have been approved for 107 Ocean Road.

After consultation, the borough council planners approved the change of use on Monday, January 17, 2022.

A council decision report noted the property’s location within the South Shields Town Center and Waterfront Action Plan’s “designated guest and boarding policy area”.

A policy in the plan aims to “control the establishment of low-cost guesthouses and similar hotel accommodation” in the Lawe Top area to help “minimize any potentially negative impact” on neighbours.

The council’s planning report notes that the planning application for 107 Ocean Road would reduce “potential negative impact on amenities” in this context.

Planners added that the development would also result in the creation of new housing in South Shields town centre, meeting “an identified housing need”.

The Planning Decision Report goes on to say: ‘The adjoining property at 109 Ocean Road is occupied by Comfort House, although planning permission has recently been approved for a change of use from B&B to residential house.

“The neighboring property at 105 Ocean Road appears to be a residential dwelling.

“It is not considered that the proposed residential use would cause material damage to the amenity of surrounding properties due to an unacceptable increase in noise or disturbance.

“This takes into account the range of uses in the immediate area, as well as the current use of the property as a bed and breakfast; and the potential level of activity on the site in relation thereto.

The planning decision follows several similar requests to convert Ocean Road guesthouses into residential accommodation.
